Composed of 150 residential condominium units, concrete structure, with parking on 3 levels. Each unit has a storage locker, central hot water distribution, air conditioning, sprinkler system. Also includes access to common areas: an exercise room, four reception rooms (fees to be determined), a gymnasium with equipments, an indoor pool, a whirlpool, two saunas, locker rooms with bathrooms and an outdoor swimming pool (to be completed with tower 3). The facilities will be shared with residents of the Satori 2 (130 units) and Satori 3 (113 units) towers.
One administrator for three buildings with external help for accounting and daily tasks.

First, an Initial Syndicate of Co-ownership (horizontal), which will oversee the management and administration of the elements common to the three residential towers. Eventually, all common services, such as administration and concierge will be provided by the Initial Syndicate and re-invoiced to the three residential towers based on living space.
A second Co-ownership Syndicate will be created for the specific administration of Tower 1 (Concomitant 1).
At the launch of Tower 2, a Syndicate will be created for Tower 2 and in the same way for Tower 3, when the latter is launched (Concomitants 2 and 3).
Each concomitant Syndicate will have a Board of directors made up of five RESIDENT CO-OWNERS. Each Concurrent Board of Directors will elect one member to represent them on the Board of Directors of the Initial (Horizontal) Syndicate.
Ownership of interior parking space is with restricted use (no Lot Number provided). Exterior parking ownership is not permitted.
Tower 1 will have visitors parking at the rear of the building. Please see rules concerning the visitors parking.
Note: Due to the ongoing construction, Tower 1 will have a temporary visitors parking area. Visitors may park along the building on Angrignon Blvd or in the interior parking of Tower 1 where specific zones will be reserved for visitors. This information will be given as we get closer to the delivery date.
Short term condo unit rentals are not permitted. It is therefore clear that Airbnb rentals (or other short-term rental platforms) are not authorized. All leases must have a minimum duration of 12 months. All tenants must meet with the building administration before moving in.
Satori buildings will benefit from the presence of a resident concierge.
The Initial Syndicate will purchase and obtain 100% financing for the concierge's apartment. The concierge will eventually take over the maintenance of the three buildings with contractual assistance.

All co-owners and/or tenants must have a civil liability insurance policy of two million dollars ($2,000,000.00) which must be renewed each year.
A general Reserve Fund equal to 6% of the condo fees and an insurance deductible Reserve Fund, shall be set up.

Indoor vaping, smoking cigarettes or any other substance is prohibited in all common areas. What includes but is not exclusive: the garage, hallways, elevators, community hall, swimming pool, etc.
Outside, smoking is authorized on the balconies and terraces of the co-owners only. Smokers should stay on the city sidewalk or on the exterior parking lot. Smoking is prohibited in and in front of
the main entrance and the entire area along the first floor, both in front and behind the building.
The consumption of cannabis is prohibited everywhere, including in private portions, with the exception of consumption for medical purposes prescribed by a doctor. The cultivation and trade of cannabis is also prohibited.
The use, trade of any other drugs or illegal products is prohibited on the entire Satori co-ownership site and offenders will be reported to the authorities.
